Für Modernisierungskosten der Immobilie, die den Wohnwert deutlich steigern, können in Sanierungsgebieten und städtebaulichen Entwicklungsbereichen (§ 7h EStG) sowie bei Baudenkmälern (§ 7i EStG) im Herstellungsjahr und in den folgenden 7 Jahren (unter den in den Vorschriften genannten Voraussetzungen) Abschreibungen in Höhe von je 9 % p. a. und in den darauf folgenden 4 Jahren in Höhe von je 7 % p. a. in Anspruch genommen werden.

For modernisation costs of the property that exceed the value of the residence, depreciations amounting to 9% per annum can be charged in the year of construction and the 7 years after it (under the conditions  given in the requirements) in the redevelopment areas and urbanistic development areas (§ 7h EStG) as well as monuments (§ 7i EStG).

Nach deutschem Steuerrecht bleibt es dem Investor überlassen, zwischen der Buchung der Zuschüsse im Anschaffungs- bzw. Herstellungsjahr als Betriebseinnahme oder der erfolgsneutralen Behandlung der Zuschüsse zu wählen.

Under German tax law, the investor may elect to book the grants in the year of acquisition or production as operative income or to classify the grants as a revenue-neutral item.
